I was told a few times there is some 'formula' to estimate how much money bank can lend for certain property by calculating it out of rental income. Can someone please explain it to me ? :)
I would like to open an Aps where I would want to buy-renovate-rent or resell and apartments, would you have some recommendation which bank would look most favourable in helping me start such a venture?
In a new ApS - expect not to able to make any bank loans without you as a person being able to give fuld garantere - They will not for a new ApS base anything on a calculated rent-incomee in my experience. Credit institutions may in general Finance up to 60% of valuation on purchase of buildings for business

I just wanted to know what I could expect in financing options. Generally I would like to buy apartments that needs greater refreshments and try gain equity by that, then afterwards rent them or either resale to increase capital.

so how much you can borrow depends on YOUR personal economy and very little on that of you ApS - or your budget for future rent or anything. You shall expect the bank will say - what can of securities can you offer - cash - shares - property with value over evaluation - as the max
